lossor.
"Section 4. Every such lease
shall also contain a covonaut ou the
prut of tho lessor, that upon tho
request in writing by tho losseoor
his representatives, before tho ex
piration thereof, tho premises with
tho improvements, shall, if nil of
tho conditions to be poi formed by
the lessee have been satisfactorily
performed, bo put up at auction
for a lease for a term of not over
twenty years; unless said premises
shall be required for public uses,
of which tho Iossco shall recoivo
nt least one yonr's notice. Such
auction sale shall bo held not
more than six months nor less
than one month beforo tho expira
tion of said term."

erocted in accordance with Sec
tion 2 ns above quotod, is plncod

of taro last night.
A Derco international war waB
raging on ono of tho wharves this
morning when "Bill," tho famous
watorfront theologist, came on tho
scouo and routed the combatants
with an onslaught of his learned

Bright and early this morning,
tho American bark Mohican,
Captain Saunders, arrived. Light
winds and calms were experienced
during tho pleasant voyage of 17
days. A fine lot of horseB aud
mules wore brought down ou deck,
all in splendid condition as is
usual with livestock carried on
tho Mohican. Two passengers
also cauio down from the "Bay
City." Cap Saunders is looking
happy, while chief officer Murray
wears his customary good-na
tured smiles. Tho Mohican is
consigned to Cnstlo & Cooke.
A Novel LlTcbont.
It was announced recently at
the annual mooting of the lloyal
National Lifeboat Institution in
London that a new lifeboat,
named The Queen, is being built
and will soon be placed on tho
New Brighton station, at tho
mouth of tho Eiver Morsoy. .The
new boat has a funnel, but no
oars, screw or paddle whools. It
has a pump instead of an ordina
ry propeller. A screw is dang
erous for many reasons. The
boat is usually put out only in tho
wildest weather. When tossed
about tho screw is ofton spinning
in the air, greatly ondangering tho
machinery. It is liko to bocomo
entangled in drifting ropps aud
other wrockago. In Tho Queen a
centrifugal pump takes in water
through an orifico fivo or six feot
forward of amidships and ejects it
with groat force through another
orifice exactly amidships. The
new boat is of stool and divided
into water-tight compartments.
In the cockpit, the only open
space in the boat, stands tho
captain. Two sluice valves are so
arranged that ho can absolutely
control tho boat without commu
nicating with tho engineer. If
the lifeboat is to go ahead by a
turn of a handle tho wutor in tho
pump is forced as torn; if tho boat
is to go astern the wator is ejected
forward; if to remain stationary
tho valves divert half tho water
forward aud half astorn. If it is
fouud necessary to turn rapidly
in a small space, tho port valvo
directs astern and tho starboard
valvo sends it forward, or vice
versa. Ono mast is carriod for
steadying the boat, also a capstan
aud coil of strong rope for towing.
The boat could turn completely
over and right itsolf without
Borious damage.
