On "Wednesday, July 28, 1897,
lit 12 o'clock noon, at tho front
entrance of the Executive Build
ing, Honolulu, will be sold at
Fublio Auction, the Hawaiian
Hotel Promises at Honolulu.
Theso premises are centrally
located in tho city, in tho centro
of tbo block bounded by and with
outrauco drives from Hotel,
Itichards, Borotauia aud Alakea
streets, aud tho grounds contain
an area of 1 7-10 acres.
Tho Buildings consist of the
Hotel proper of two stories and
basement; built of brick and con
crete with broad voraudus at front
and rear of onch Btory.
Tho Maui Building covors an
area of 10,800 sq. feet with Lnuni
or wing addition on ono sido,
40x24: feet, and woodon addition
on opposite wing for Kitchen,
60x18 feet.
There are also Four CottagOB
on tho premises with ample pro
vision for bath rooms aud closets.
lno Main Building contains a
spacious Parlor, Public and Pri
vate Dining Booms, Largo Bil
liard Hall and Bar Boom, and
Forty Sleeping rooms. Tho.Cot
tages contain about twenty addi
tional sleeping rooms.
A water tank with capacity of
10,000 gallons is placed on a
tow or at an elevation sufficiout to
givo a good water pressure in
second story of tho Main Build
ing. This tank is supplied from
au Artesian well on adjoining
premises, owned by Dr. J. S. Mc
Grow. Tho buildings and grounds aro
thoroughly lighted with Electric
Light.

In case there is no bidder to
purchase the proporty at the abovo
upset prico, a leuse of tho same
will immediately bo offered for
sale at au upset prico of $1000 a
year for a period of thirty years
under tho conditions set out in
Act 7, Laws of 189G and more
particularly of Sections 2 and 4 of
said Act which reads as follows:
"Section 2. Every such lease
shall eoutaiu a covenant on tho
part of tho lessee that he shall,
during tho first four years of tho
term of tho lease, causo to bo
erected upon tho leased premises
a fire proof building of Brick,
Stone ot Metal, in a workmanlike
manner, satihfa lory to the Min
ister of tho Interior at not loss
than a stated cost; and
keop the some suitably in
sured at not less than two
thirds of its vuluo for tin benefit
of the lessor; aud shall keep the
buildiug in good repair during
tho remainder of the term of lease,
reasonnblo use aud wear thereof
only excepted; and in case of
damago or destruction of such
building by fire, shall make good
such loss or damago by the neces
sary repairs or reconstruction or
elso surrender tho insuranco to tho
lessor.
"Section 4. Every such lease
shall also contain a covonaut on tho
prut of tho lessor, that upon the
request in writing by tho lesseoor
his representatives, beforo tho ex
piratiou thereof, tho premises with
tho improvements, shall, if all of
tho conditions to bo performed by
the lessee have beeu satisfactorily
performed, bo put up at auction
for a lease for a term of not over
twenty years; unless said pi onuses
shall be requited for public uses,
of which the leasee shall rocoive
at least ono year's notico. Such
auction sale shall bo held not
more than six months nor less
than one mouth beforo tho expira
tion of said torm."
Tho cost of buildiug to bo
erected in accordanco with Sec
tion 2 as abovo quoted, is placed
at S50.000.
