On Wednesday, July 28, 1897,
at 12 o'clock noon, at tho front
outranco of tho Executive Build
ing, Honolulu, will bo sold at
Publio Auction, tho Hawaiian
Hotel Premises at Honolulu.
These premises, are centrally
located in the city, in tho centre
bf tho block bounded by and with
entrance drives from Hotel,
Richards, Beretania and Alakea
streots, and tho grounds contain
au area of 1 7-10 acres.
Tho Buildings .consist of tho
Hotel proper of two stories and
basement; built of brick and con
oreto with broad verandas at front
and rear of each story.
Tho Main Building covors an
area of 10,800 eq. feet with Lanai

In case there is no bidder to
purchase the proporty at thoabovo

year for a period of thirty years
under tho conditions set out in
Act 7, Laws of 18'JO and more

during tho first four years of the
term of the lease, eause to be
erected upon tho leased premises
a fire proof building of Brick,
Stouo or Metal, in a workmanlike
manner, satisfactory to tho Min
ister of tho Interior at not less
than a stated cost; and
keep the samo suitably in
sured at not Ipbs than two
thirds of its value for tho benefit
of the lessor; and shall -keop tho
huilding in good repair during
tbo remainder of tbo term of lease,
roasonablo nse and wear thereof
only excepted; and in caso of
damago or destruction of such
building byfiro, shall make good
sueh loss or damago by tho neces
sary repairs or reconstruction or
olso surrender the insurance to tho
"Section 4. Every such leoso
shall also contain a covenant ou tho
part of tho lessor, that upon tho
request iu writing by the lesecoor
his representatives, before tho ex
piration thereof, the premises with
tho improvements, shall, if all of
tho conditions to bo performed by
tho lessee have been satisfactorily
performed, bo put up at auction
for n lease for a torm of not over
twenty yours; unless said premises
shall bo required for publio uses,
of which the Iobbco shall receive
at least one year's notice. Such
auction sale shall bo held not
moro than six months nor less
than ono month before tho expira
tion of said term."
