The mania for Hats rent in fflO to $7fl per month, so universal ing the past few Years, appears somewhat abated, but there is ponding inci otid clans tbits such as rent lor $.'15 to $40 a month, and hence it is that numerous owners having lions»* on the west side all the way from Eighth street to Thir tieth street, too old and ungainly for private residences or even hoarding iiuuses, are changing them rapidly into Hats. Following immediately the second class Hats come the regular tenements, where occupants pay a rental of from $14 to 15 per month. There number Is legion and everywhere "the horny-handed sons of toil" occupying these domiciles are clamoring for lower rents. They are the meohaulcs, clerks and small salaried workingmen whose earnings have been cut dowu during the past year. Among these, adèordiug to one real estate agent, are nearly all the policemen of the city, most of whom live in tenements. They claim that since their salaries have been cut down they are bound to demand a reduction in rents. Taking a general survey of the rent market so far as resi dences in the central part of the city concerned the situation may be summed up in the words of a real estate agent doing business near Fifth avenue.— "Rents," he said, "will not go down owing to people moving to the northern part of the island or owing to a large supply of homes, but slmjily because of the actual want of money now so preva lent among the )»eople. A Tweuty-third street agent said to the reporter:—"»Several boarding house« and a f»*w small hotels have beeil leased at ten per ceut less than last year. The people arc suffering more than is gener ally known, and they cannot pay the rent of previous years. As to hoarding house keepers they.are all clamoring for low rent*. And what cau we do? After a house has been ouw occupied hoarding house it is difficult to let it to a private fondly, aud we are compelled to accede to the demands of the actual ten ant. These people are not to blame if they don't succeed in mai ing monej* With the exception of lirst-class board ing houses, which charge enormous prices, not any of the low rows of bouses you see along the cross streets pay. The competition is unprecedented, and hence the majority of them are couincllcd to take (»«aiders at low prie« ningataloss. Their offers for renew als of leases are iu many instances ri diculously low, owing to the fact mainly that so many private families now take ono or two hoarders to lessen the ex pense of housekeeping. Then, again, the habit of going to the country "every summer has resitted iu many boarding house keepers being unwilling to take a lease even for a whole year, as they all claim that tbeir houses are virtually emp ty between the mouths of June and Oc tober.
