sometimes they are slow in trying to meet those

as in their power to redouble their efforts to sup
ply the calls for small frame houses for one or
two families Vach in tho suburban sections. It
would indeed be a difficult task to find a realty
leader who has not made money in real estate
ventures in the last two years. Values in nearly
overy section of Manhattan Island. The Bronx, and
especially In the suburban sections, are much
greater now than two years ago. •
About two years ago 'there was a vigorous pur
chasing movement in Harlem flathouses; then came
the remarkable quick market for blocks and blocks
of land in the Tort Washington Heights and
Dyckman sections of Manhattan Island and in The
Kronx. and lately thousands of little buyers have
been prominent in the purchase of vast tracts of
land in the upper sections of tho city and on Long
Island. In the last movement most of the big
speculators dtepoacd of pearly all the property
they owned which was suitable and could be profit
ably used as sites for small frame houses. Some
of the operators who have such property are im
prm-lng it with frame houses for one or two fam
ilies each, and are they did not sell their
tract-*, as their profits from their present projects
are much larger than if they had to buy lots to
build on. Maybe the attitude of the operators, who
realize the extent of the demand for small frame
houses and who mu«=t buy land In order to Join
this building movement. Is due to their apathy to
purchase land at a higher sum than they sold It
for. This situation ought, to make many small
owners of suburban lots bestir themselves to take
advantage of It. They may experience consid
erable difficulty In Retting building loans if they
want to erect houses on their lots, but if their
lots are in the growing suburban sections more
than one builder or operator will likely be found
who will improve their property. The supply of
improved suburban property .is far below the de
mand.
One of the leading transactions last m-eek was
the purchase by Albert Rothermel of a plot of
twenty-four lots at the southwest corner of Tif
fany st. and Whitlock aye.. SOOxJOO feet. He wjll
erect on the corner parcel, 50x90 feet, a six Btory
flathoase, and on the remainder of the plot frame
buildings for two or three families each. J. Clar
ence Davies was the broker.
R. Wilmart'n Appleton leased for F. J. Woods
the Hotel Bru-swick, a seven story structure at
the southwest corner of S9th street and Madison
avenue. The property was relently sold to Mr.
Woods. The leaj«e is for a term of six years at an ■
apsregate rental of $150,000.
Daniel E. Seybold bought for about $300,000 a
seven story building: at the southwest corner of
Gold and Fulton streets. The parcel has a frontage
of 100 feet in Fulton st. and 75 feet In Gold st. It
was recently purchased by Daniel B. Freedman
and Joseph Hamerechlag from Edward T. Bart
lett and several other persons as trustees. The
property carries a mortgage of $260,000.
Opden & Clarkson leased for Robert Smith to
Leon Rosen the building No. 46 West 14th st. for a
long term of years at an aggregate rental of about
$2o«.ono.
Btephen L. Angell bought the Graham estate
property at Hawthorne, Westchester County. It
comprise* 263 acres, and is one of the largest tracts
of land south of Mount Kiseo.
The Goodman Realty Company leased for the
Fleischmann Realty Company to a client for a
term of years the Realty Building, at the Junction
of 149 th st. and Willis and 3d ayes.
Elias Alexander and Joseph Majud sold Colonial
Hall, a six story building, on a plot 100x100 feet,
at the southwest corner of 101 st st. and Columbus
aye., for Sonn Brothers, to H. Markowltz. In part
payment Mr. Markowitz gave a block of twenty
six lots bounded by the Southern Boulevard, Inter
vale aye.. Fox and Tiffany sts.
D. L. Block & Co. sold four new apartment
houses. No. 602 to 60S West 135 th St.. to an in
vestor.
M. Krlgar FJtz-G!bbon sold for Henry Schaefer
to Frank Jaeger the Oregon, a six story flathouse,
with stores. Nos. 965 and JW>7 Amsterdam aye.. on
a plot 56.4x100 feet.
Mandelbaum & Lewln« sold through Mart-us
Kohner three five story fiathouses at the north
east corner of 60th st. and Ist aye., Tf.xlOO feet.

THE PRINT CLOTH MARKET.

Fall River, Mass., Aug. 4.— The total of sales for
the wwk in the print cloth market was .about
200.000 pieces. Large sales could have been made,
but tlae mills were not able to meet the demand.
Trading throughout the country lias been active.
Kverywhere the manufacturers have been slow to
meet the demand, because of their inability to get
out a full production. This is due to a shortage
of operatives. In this locality the shortage is In
the spinning rather than in the weaving depart
ment. The inahility to get off yarn enough in the
cloth mills has resulted in an unusual demand for
yarn, at prices that bring more profit than selling
cloth at current prices will bring. A general lack
of goods for quick delivery lias keyt the sales
down here. Price 3 have strengthened, manufact
urers generally asking at least a sixteenth of a
cent bettT than is offered. The narrow goods mar
ket is still quoted on the basis of 3- s cents for regu
lar?, but It is difficult to secure goods on that basis,
and there have been small sales oi some styles at
an advance of a sixteenth. Wide goods generally
have advanced an eighth.
Tin- produotion of the mills is well sold ahead to
Dcpembtr 1. The market Is firm and steady.
