F. H. A. MAINTAINS MOKE RATING Interflow of Money Follows High Standard of Ap praisals. Through intensive and continued training of its technical and under writing staffs the Federal Housing Administration is able to maintain the uniformly high standard of ap praisals and valuations which have made insured mortgages a standard ised commodity, readily salable in the open market, according to Steward McDonald, Federal housing adminis trator. Transfers of premium mortgages amounting to more than $102,000,000, involving some 860 purchasing insti tutions located in every part of the country, indicated that for the first time in mortgage leading history a substantial regional interflow of mort gage money is taking place. Increased salability is the result, the administrator said, both of the insur ance against loss provided by the Federal Housing Administration and the high standards required of loans accepted for insurance. The latter consideration has probably played the largest part in influencing institutions In 45 of the 48 States to purchase insured mortgages as long-term in Testments. “One of the most important, and most difficult phases of the york of the Federal Housing Administration has been the building of a technically trained staff of underwriting, archi tectural and appraisal experts com- I petent to apply the appraisal and valu- 1 anon methods employed in the insur ance of residential mortgages," Mc Donald said. “Federal Housing Administration : appraisals and valuations differ from those in common use by many lending Institutions in that they involve the | carefully co-ordinated work of several ' men. each highly trained in the particular field in which he operates. “Continued training of the technical personnel of each of the State and district offices maintained by the Fed eral Housing Administration is neces aary in order that the appraisals in one section of the country shall conform closely to those made in other parts of th# country. Only through the maintenance of the highest standards of appraisal in every part of the contry Can the Federal Housing Administra- 1 tion expect to retain the confidence of lending institutions. Xew Stability in System. “That the insured mortgage system has given a new stability to residential mortgages is indicated by the fact that on June 30 of this year insured mortgages totaling $101,826,925 had been purchased by ipstitutions in •very part of the country from the originating mortgagees. This repre sents approximately 15 per rent of all mortgages insured up to that date. “This new development in home mortgage leading is due primarily to the recognition by mortgage lending institutions of the fact that properties securing insured loans have been sub jected to careful examination by the technically trained staff of the Federal Housing Administration office in the State of origin. Most lending institu tions cannot afford to employ large staffs of expert appraisers and valu ators, and many are roming to depend upon the unbiased and unprejudiced report of the Federal Housing Admin istration.” -• Test Non-Alcoholic Drinks. Three hundred non-alcoholic drinks will be tested at a conference In Ber lin of the Manufacturers of Unfer mented Fruit Juices. Convention Reservations. Ernest T. Trigg, president of the National Paint, Varnish and Lacquer Association, sees in the great number of advance reservations for the in dustry's convention a new all-time attendance record. Convention hotel reservations for the sessions to be held in Cincinnati, October 27-29, at the Netherland Plaza Hotel, are 175 per cent ahead of the total at this I time last year. Mahogany Pieces Of 18th Century Hold High Prices Fine examples of the mahogany furniture produced in the eight eenth century continue to bring high prices in the auction rooms. In May of this year, a Chippen dale two-back settee with carved ribband splats was sold at Christie’s in London for $7,085. In the same month, at the dis persal of the famous Genevieve Garvan Brady collection at Inisfada, the Brady home on Long Island, New York, a Chip pendale sofa covered in needle point brought $3,150. These prices were outdistanced In August when $34,126 was paid at Christie’s for a mahogany set tee and 12 chairs covered in needlepoint and dating from the reign of George I. The suite which was probably made by Giles Grendey of Clerkenwell, London, about 1722, was particularly Inter esting because It represents the early use of mahogany hi Eng land. By the middle of the eight eenth century, this wood had become the one most favored by the leading cabinet makers of the period. HEATING DOLLAR NOWGOESFARTHER Initial Cost of Equipment Drops, Economy Added Since 1920. Price* of certain staple kinds of boilers have declined 53 per cent In the last 17 years while radiator prices have dropped nearly 50 per cent, says the Plumbing and Heating Industries Bureau. Even more startling than the differ ence In price Is the contrast between the kind of heating equipment avail able today as compared with that offered 17 years ago, the bureau points out. The contrast is as great as that between the modem streamlined auto mobile and the model T, the bureau says. Whereas 17 years the choice of the home owner w?as limited to the round boiler, today there is a special high efficiency boiler available for every type of fuel. Thoroughly Insulated, inclosed In a handsome colorful steel jacket, with a long flue travel, and with baffles to trap the gases of combustion, the modem boiler offers unprecedented fuel economy. Similarly, 17 years ago the choice of the home owner was limited to a standard type of radiator which, al though efficient as a disseminator of heat, yet could boast neither beauty nor tasteful design. Artist-engineers took the radiator in hand and gave it graceful, slender tubes, harmonising with the finest furniture. Other types of radiators were developed suitable for complete concealment or partial recessing In the walls. In addition, there has been Intro duced in recent years a wealth of special devices and controls tending to make steam and hot-water heating fully automatic, highly flexible, and Instantly responsive to the heating needs of the home. No less significant Is the Introduc tion of Winter air-conditioning equip ment made especially for use with steam and hot-water heating. Thus every point of view—price, performance, appearance, economy and efficiency—steam and hot-water heating equipment today offers values that have never been equaled In the history of the industry. Price is a factor in any purchase, of course. But the significance of price is In relation to the value received in exchange and in relation also to the price levels in other fields and the general purchasing power of money.
