Modular Design Interests Planners of Postwar Building Great'Economy in Design, Layout and Construction Is Expected to Result By MARGARET NOWELL. Modular design is attracting at tention in postwar building plans. Its application will bring about economy in design, layout and con struction. While modular design in volves the co-ordination of build ing materials its basic principle is economy, planned to avoid the large scrap pile of short ends wasted during building operations. Building materials always have been made to standards adopted by each industry, but since each used its own basis co-ordination did not exist. For years architects and builders have recognized that a uni fied measurement which could be used by builders and materials man ufacturers would simplify planning and reduce waste caused by cut ting and fitting to a minimum. Agreed on the need they had only to decide on the measure. Draft Own Standards. In 1939 the American Standards Association established a project cm modular standards. The Ameri can Institute of Architects and the Producers" Council assisted, and within the intervening period mod ular design on a sound and co operative basis has been launched. Having determined on a 4-inch unit, or module to be used as a basis of measurement, each producer, is now developing standards or di mensions for its own particular ma terial. Brick offers one of the easiest ways of understanding the econo mies possible with modular plan ning. The 4-inch module governing both the vertical and horizontal dimensions is used to govern the layout of finished wall areas and to determine the heights and widths of doors, window openings, etc. Since the module is a unit of wall measurement it cannot be applied to the individual brick but must govern the size of the brick plus the mortar joint. Mortar joints based at one-half inch, used with ordinary brick which measure 2% by 3% by 8, demand wasteful cut ting and fltting. Using a modular brick measuring 21-6 by 3>/2 by 7*/2 three courses of brick lay up per fectly to every two horizontal grid lines. Employment of modular bricks with a plan drawn on the modular system would preclude all cutting and fltting, with consequent economy. Means Many Savings. Modular design will effect many savings. It has been determined that from one-third to one-half can be saved by the architect in drawing up plans. Savings also will be made by the contractor, since the time needed for laying out the project will be decreased, less time is required by the mason to lay up the wall, because all cutting can be eliminated. Qne hundred million dollars of these were fin ished when Mr. Lorimer became in terested in modular design. In formed by the brick and tile in dustry that modular brick and tile would be available, he felt the sav ings so important that all remain ing plans will be carried out on modular design. Should Lower Costs. Perfection in economies in both time and materials can only come when modular planning is known, understood and widely used. Com bined with the advantages of fac tory prefabrication, factory - in stalled heating and plumbing units, flooring, wall boarding and other building materials fabricated on modular measurements, the cost of all structures could be materially lowered. The modular system probably will come to the producers of building materials from the designers. Many architects already are designing projects for postwar construction on modular design. Producers are con templating furnishing the materials to take advantage of the market re sulting from the construction of these projects. Building Permits Show Sharp Increase Building permits granted by the District this week show a substan tial increase over past weeks. The total was $401,150 as against $32,726 last week. Of this amount, $382,000 is for three new apartment buildings in the Southeast and Northeast, adding 108 living units to these areas, 71 of which are for colored. Edson W. Briggs, Inc., will build for Carver Hall, Inc., 8422 Georgia avenue, Silver Siting, 37 two-story brick and cinder block dwellings. They are on Howard road, Hunter place, Pomeroy road and Fifteenth Place SJE. and will cost $100,000. Suburban Heights Development Co., 1010 Vermont avenue, will have Graham Construction Co. erect 30 two-story brick, concrete and frame dwellings in the Northeast, to cost $5,000 each. W. Waverly Taylor, 1028 Connecti cut avenue, owner and builder, will construct 10 two-story brick apart ments, comprising 41 units, at Slog s' Buena Vista terrace S.E., to cost $132,000, for white occupancy.
