has been sold by J. C. & M. G. Mayer
to Charles C. Alexander, an investor, at

fully rented, with an annual Income of

Doctor Ban Hudson Overlook.
Dr. Leo Heldenrlch, a tenant In the
Hudson Overlook apartments at 804
West 180th street, southeast corner of
Plnahurat avenue, has purchased that
property from I. Portman, held at
$250,000. It is a six story elevator struc
ture on a plot 100x100 and was recently
acquired by the seller from a client of

A first mortgage loan of 54,200.000
has been placed by S. \V. Straus 4 Co.
on the fifteen story apartment house
which I. Fluegelman is to build on the
site or the old New York City Railway
Company's car barn on the west side of
Madison avenue, between Eighty-fifth
and Eighty-sixth streets, which Mr.
Fluegelman purchased at an auction
conducted a few weeks ago by Joseph
P. Day. The loan will be a first lien
on the net annual earnings of the 12
West Eighty-sixth Street Corporation,
of which Mr. Fiuegelman is head, and
which It is estimated will amount to
1546,000.
Apartments in the atructure will he
leased unfurnished for housekeeping
purposes, each having a kitchen, with
range, sink, china closets and Ice box
artificially refrigerated from a central
plant. In addition It is planned to
furnish any further service the tenant
may desire, whether it be ordinary maid
sorvlce, general house cleaning, food or
any other service that the most modern
hotel affords.
Although hotel service will be fur
nished to tenants the building will be
constructed in accordance with tenement
house requirements. The. ground floor
will have sixteen stores, with basement
facing on the entire Madlsonvavenue
frontage, each about fifty feet deep and
twelve to fourteen feet wide. Nine doc
tor's suites of three rooms each, with |
private street entrances, will face on
Etghty-flfth and Elshty-sixth streets. A
large dining room, banquet hall and
office will alao be located on the ground
floor.
The building will contain 265 suites
of from three to six rooms, giving a J
total of 1,003 living rooms. There will
be eight elevators. The land has a
frontage of 204 feet on Madison avenue
and 220 feet on each of the other two
streets. Construction work will begin at
once and the building will be ready for
the spring renting season next year. The
Fred T. Ley Company are the builders.
Schwartz & Gross are the architects.
Henry Fiuegelman was the attorney for
the owner, who also operates the Hotel
Hamilton.
