15 Salt River Valley Realty-Weekly Building and Improvement Summary i LUMBER CHEAPER NOW - THAN EVER BEFORE PRESENT ACTIVITY IN HOUSE BUILDING LARGELY DUE TO LOW PRICES. The Buckeye Lumber Company Has Aided in Keeping Prices Down. There is no doubt that there are more buildings being erected in Phoe nix and its suburbs today than at any period in its history. Especially is this true in the residential sec tions of the city. The records of the building inspector during the year show that more permits have been taken out than ever before. A walk or ride through almost any portion of tf.e city will give some idea of the vast mil unit of building now In pro gress. To a large extent the houses now In course of construction are of the bungalo type, though there are many of e more pretentious-- order. Pretty little frame, concrete or brick tottat'is in all stages of construc tion are thickly dotted in the better section;,, while here and there a ver itable mansion of colonial or modern architecture varies the monotony of the bungalos. Two reasons may be assigned for the recent increase in building. The first is the gradual ameliora tion of the straightened financial con ditions that prevailed a year ago and the belief in the future development and importance of Phoenix. A sub stantial reduction in the price of building materials is the second. This article will deal with the latter phase of the subject. Of the materials which are used in the construction of houses bricks alone have increased in price. Six years ago bricks could be put in walls for 17 a thousand. They could be purchased for $7.50 a thousand. To day the prices are $10 and $10.50. It does not cost any more today to laake bricks than it did six years ago, and it is difficult at first glance to as sign a cause for the steady rise in this material, but the real reason will probably be found ' in a lack of com petition. While the prices of other building materials, such as plumbing, fixture? and concrete, have .remained about the same, with little fluctuation, the price of lumber, which is always the largest item on the bill, has ma terially diminished. Twenty months ago the price of Oregon pine in Phoenix was from $40 to $50 a thousand feet. The highest price paid for lumber at that time was $52.50. These prices prevailed not alone in Arizona but all along the coast. As prices rose and fell In Los Angeles, they were reflected! In Phoenix. Whether or not these high prices were the result of a com bination in restraint of trade by the coast dealers can not be stated, but the supply at that time must have been as great or greater than the present one. Yet today. In Phoenix the same grades of lumber can 1 bought for from $27.50 to $35. No. 1 redwood shingles are today $3 90 as against the price of $6 two years ago. It is cheaper today than ever before and the reason for this will be given presently. During the era of high prices the building .operations in Phoenix came to a standstill. The price was pro hibitive. A little calculation with a tiencll and a pad of paper showed that It was cheaper to pay rent than to build. At the prevailing rate the interest on the money required to rect a home, together with expenses for repairs, taxes, etc., was greater than the amount obtained from rent al. Of course the tendency was to advance rents, but they could not be advanced sufficiently to make build ing profitable. The building of houses for speculation or investment practi cally ceased when the profit was nearly eliminated by the narrow mar gin between the cost of materials and the rental or sale price of the prop erty when the building was com pleted. The public Is just beginning to learn that lumber is r heap and are taking ad vantage of it. As far as the lumber trade Is con cerned. Phoenix is in a sense Isolated A break in the price of lumber on the coast would not necessarily be followed by a similar break here. The valley Is so situated geographically that two or three dealers could If they wished keep up the price In spite of a break elsewhere. When the price of lumber in Phoenix Is high the Arizona mills at Flagstaff and Williams are run to their full ca pacity. This year these mills have cut less lumber than ever before, as they have not found it profitable to meet the prices of the coast product In addition to the axiomatic law of supply and demand, the price of lum ber In Phoenix is the result of com- pctition, and this competition Is due to the stand taken by a single firm of lumber dealers the Buckeye Lum ber company. In a great measure the present activity in building opera tions may be credited to this firm alone. With few lumber dealers In the city, a tacit understanding in regard to prices could easily have been made and the clauses . of the Sher man act successfully dodged. The price of lumber could have been kept above coast charges and the additional charge put down to ship ping expenses. But this has not been done. A break in the coast prices has been felt here as quickly as a fall in stocks In the New York ex change is reflected at the Chicogo Board of Trade. The schedule of prices fixed by this company are determined by the. cost of produc tion and transportation with a fair profit added. These prices are drawn up without reference to prevailing prices charged by other local firms. In contrast with the prices of lum ber in Phoenix are those obtained in Tempe and Mesa. Cheap quality lum ber can be bought here for $27.50; in those cities it is $37.50 or $10 a thousand feet more. Many builders in those cities have found it cheaper to have thir lumber hauled from Phoenix than to buy of their local dealers. During the past year the Buckeye Lumber company has pro vided lumber for at least a dozen houses on the other side of the river. The same conditions prevailed in Phoenix until this lumber firm low ered the price without regard to competitors.- Oregon pine never sold here for less than $40 a thousand except about six years ago when the price was lowered to $35, due to low prices on the coast FOR SALE 9-room, two-story frame house in good location, splendid - shape, city water, bath, electric lights, etc., for i $2250.00, easy payments if desired. The Kellog Ranch To Be Sub Divided Into Lots and Farms and Taken Up By Germans. One of the Important events of the week In the business world is the or ganization of the German Investment company. The capital stock of this company will be $50,000 which will be fully paid. Shares will be' sold at their par value of $100. It Is the purpose of the company to develope and colonize land In the immediate vicinity of Phoenix. The company was organized by Eniil Erhart of Ft. Wayne, Ind. and Jacob Hirscbey of Lisbon, N. D. The officers are: President, Jacob Hirs chey; vice president, Emil Erhart; second A ice president, Jacob Kleck; treasurer, Menno Yaggey: secretary, H. I. Latham; directors, Frank T. Al kire and R. P. Davie. The first operations of the new company will be conducted at the old Kellog ranch v.l:lch will be known as the German addition. This tract of lio acres was purchased a week ago by the H I. Latham company, and will be turned over to the new company for development. It is situated on the Temi-e road and adjoins the. city lim its It was purchased from Porter Steele of the old Arizona Water com pany. It is within three blocks of the Washington and Brill street car linos. This tract will be cut up into lots, 100 by 200 feet many of them fronting on the Tempe road, and the balance into tracts of 14 acres up to 10 acres. A surveyor is already on the ground and the work of improvement will be girtat once. This tract will be the first venture of the new company and other lands will be deceloped as soon as conditions warrant it. Many of the lots and small farms are already practically sold and other Germans from the middle states have signified their Intention of coming to take up a part of it. While it Is not the intention of the company to ex clude others than Germans from res idence In this tract nearly all of those who have thus far agreed to take up land are of that nationality. The ma jority of them are from Ohio and In diana. Many of them were induced to come here by the II. I. Latham com pany and now that they are here are writing to their friends about the op portunities for a comfortable home of-j fered by the arrangements made by the comuanv. There will be about 50 lots and farms open for settlement by the sub division of the Kellog 'ranch. There will be moderate building restrictions and sanatoria, tent houses and the like will not be permitted. Much of the stork will be taken up by the German element. The proceeds of the com pany will be used for further colon ization and development ptjrMses. Most of the officers of the company are well known here. Jacob Kleck and Menno Yaggey have been here for sev eral years and have property inter ests in the valley. Mr. Alkire and Mr. I.athnm are both well known and" Mr. Davie, since his connection with the beet sugar factory, has been accounted a leading citizen of Phoenix. The largest transaction of ranch land for the present year was consummated Thursday when Porter J. McKinney purchased 320 acres in section 35, 2 north, 1 east, of Dr. H. H. Stone, for $100 an acre or $32,000. The sale was made through the Greene and Griffin Real Estate and Investment Co. Mr. McKinney is one of the most successful ranchers in the valley and has acquired a large amount of valley land in the six years in which he has been In Phoenix. He came here from Missouri about six years ago and at once proceeded to purchase choice tracts of land. Up to the time of the purchase of the Stone ranch he had acquired title to 1200 acres, every acre of which he put under cultivation. The Stone ranch is unimproved and Mr. McKinney will at once have it cleared and made ready for planting. There is perhaps no one in the valley who has faith in the future agricultural prospects of the valley more than Mr. McKinney and he is constantly demon strating his faith by additional pur chases. His most recent purchase is located about eight miles west of Phoe nix. . Among the smaller sales made by Greene & Griffin during the week was a lot in the New Mountain View tract which has just been opened by that firm, to Carl Bunch of Silver Bell, who broke the ice and became the-first purchaser.
