I WILL sell at public sale, at the tavern of Horatia Clagett in the town of Alexandria, On THURSDAY, Qth of September, 1825, my valuable estate on the Potomac river called OUNSTON, situated about 12 miles below the District of Columbia. This estate contains rather more than 2000 acres of tine lan<l, to which are at tached several valuable fisheries.—600 acres of this land is under a lease for life, and rents tor $1,000 per annum; 40 acres are uqder a “ “ ' ‘ Tor $100; lease for a term of years, and rents for . the fisheries have rented for $1000, and gene rally for 400 to 500 per annum. In the event of the completion of the Ohio and Chesapeake Canal they will be of incalculable value. The arrable land produces fine crops of com and wheat; and the sources of improvement of the land from the fishing shores are inexhaustable. Two thirds of the estate is in woods. A large manufacturing mill is distant only two miles by water, where all the crops can be readily sold at the District of Columbia prices free of freight—the navigation to the mills is sufficient for vessels carrying 1200 bushels of wheat.— The steam-boats pass the land every day.— The woods abound with deer and the creeks and river with wild fowl. The improvements are a verv large and substantial brick dwell ing house, a kitchen, meet house, dairy, ice house, well, overseer’s houses, stables, bams, negro houses, fish houses, &c. On the tene ment of 40 there are very good accoramo<ta tions. About one mile of fence incloses the whole neck of land, containing 5000 acres.— It could, the buildings being so located, be ad vantageously divided, and will be sold so as to suit purchasers. One fourth of the money will be required in hand, the balance in three annual payments, bearing interest, secured by a deed of tmst on the property. b At the same time place, I will sell that beautiful at, on which I no w reside, called MOUNT EAGLE.
