of State and Third South and the center
line of the block from which begins his
ncwlyacqulred Third South street front
age of 2JH feet
Crossing State street to the Halls ho

First Corner Bought
Swinging out along Third South to the
corner property at the Intersection of
Second East and Third South facing
north and west Mr Auerbach has pur
cased what is known as the Frost cor
rer from Ben Davis and Joe Levitt
Mr Auerbach purchase in the block
bounded by State Third South Second
East and Fourth South streets gives him
a business property frontage on Third
South of Y31b fret 166 feet on State 1514
feet on Fourth South and S10feet on Sec
ond East street This great acquisitIOn
will enable Mr Auerbach to open two
slxtBixfoot streets through this block
one running from Third to Fourth South
Ittyslx feet aide from the center of the
block to the east and the second a simi
lar wIdth north tram the center of the
btck running east and west These two
streets when completed will give him to
gether with hIs other purchases control
of sIxteen of the finest business corners
In Greater Salt Lake with a total business
frontage of over 5000 feet and a total
acreage Involving in excess of ten and
onl halt aces
Mr Auerbach is at present In New York
and while he has directed the general ut
line of the Immense deal to his sons
U orge and Herbert Auerbach and to lr
Wallace has fallen the great and In
tricate task of executing this most Im
portant of realty coups In the history
of this or any other intermountain city
Convinced years ago of the ultimate
goal for Salt Lake watching carefully
and closely the development and growth
of the city and the shaking oft of its
lethargy decidIng finally that In this
nucleus of a great Intermountain empire
3000000 could be safely and profitably In
vested Mr Auerbach has proven his faith
In Salt Lake In a way second only to that
In whIch Mr Newhouse three years ago
demonstrated his foresight and Judgment
Plans of Mr Auerbach
Mr Auerbachs plan go further then
the purchase and lease or the property
described above
Un the Halls Hotel corner will be erect
ed a great and modem department store
cne of the largest west of the MississiPPI
river md as modern as could be found
Lny place outside of Chicago and the east
Fans are already In the hands of Arnold
R Brunm the eminent New York archi
tect for this store which will be operated
1n connection with Mr Auerbachs pres
ent large establishment on upper Main
stCtt Building operations for the pro
po = d store will be Inaugurated as soon
as weather conditions permit
Perhaps one af the most significant In
dents at the acquisition of the new prop
crty Mr Aurbach has bought Was ti
curing of a fifty years lease on the
Halls Hotel corner owned by Mr Phipps
In the face ot unusually fine and high
oters this capitalist has steadfastly re
fwad 0 sea or In any other way dlll
DOse at the control of this valuable cor
ner It was through the efforts of Mr
Newhaus who gave much of his Ur1
and Influence to Induce Mr Phipps to
lease the property that Mr Auerbach has
IC oured his fifty years tenure of the
corner
Purchase Taken a Year
The purcnase of Mr Aucbachs area
of commercial realty has taken practical
h a year for It was over twelve nontlS
fiii that the decision was finally and
d finitely reached to invest so great an
amount In Bait Lake Convinced ot the i
Scdhward and eastward spread of the
retail dIstrict ot the city lrr Auarbalh
tilth his eons George and Herbert and
Mr Wallace mapped out In Its entirety
the scheme for securing the property they
anted Proceeding shrewd carefully
and exercising the greatest ot bUIIness
acumen every piece ot property desired
was succcsshely tied tIp at prices which
while they represent the unprecedented
Increase In the bUSiness propertY of Salt
Lake In the past three years at the earns
time are indicative ot the further In
crease that Is bound to come as Salt Lake
catches Its newer and more metropolitan
strIde and hurries on and on In Its racy
for Wealth and position
ThA deal will beyond all question gIve
tIle local real estate market the greatest
impetus Jt has had since the Newhouse
purchases three years ago and Us ulti
mate effect and result on commercial
economic conditions hee cannot be
calculated at this time Such events cut
long long shadows and exert Influences
that crop out where least expected
months and years later When the Im
mensity of the transaction Is considered
carefully the manner In which It has
been evolved will stand as one of the fin
est incidents ot business engineering Salt
Lake will know for a long time
Throughout the year so carefully so
nicely have the Auerbachs proceeded that
scarcely a leak of their Intentions has
gone out for such an event would most
certainly have proven disastrous to the
final success of their plans The town
I Is small and there are many divergent
Interests at work and It Is far more dif
ficult to proceed successfully and secret i
ly with such a great transaction than Is
the case In a larger city All of whic
speaks volumes for those who have had
charge of the details of the deal
Former Owners of Property
In the block across from the lCnutsford
and through which the two new streets
are to be opened up the property Mr
Auerbach has acquired was formerly
owned by John E Donnellan the Sails
bury company Anna M Connor Albert
Fisher Joseph Morris Joseph Bloomquist
J E De Bouzek and Salt Lake City cor
poration
As to the later effect of the deal Lo
cally there can be no question but that
the news of the transaction gOing Into
eastern financial circles will create an
Impression for this city the Value ot which
no man would care to estimate Is also
true In the visit here of Paul Ierton
and other bIg eastern capitalists the past
few months their Investigation Into real
ty values here and the prospects of tn a
city there Is seen by those who read the
handwriting on the wall a trend toward
Salt Lake that will ulttmataly result In
the Investment of mllliona In local real
ty and business When too It is con
sidered that Mr Auerbach has many and
varied eastern financial Interests In ad
dition to his Salt Lake holdings and that
undoubtedly there are many splendid op
portunities open to him In the east for
the giltedged Investment of 0 sum sO
great as two millions of dollars It Is real
ized that not only must his own Judg
ment of Salt Lakes value as an Invest
ment point be of the most steadfast sort
but hIs action cannot help but direct to
this city the attlntlon IllS wealthy east
ern associates Who cannot but begIn to
look with questionIng eyes toward that
intermountain city where one of thlir
number sees fit to put a great fortune
Samuel H Auerbach the moving spirit
In the big deal came to Salt Lak In
1561 and with his brother started Ir the
mercantile business This Institution be
came one ot the largest In the west Mr
Auerbach was attracted by real estat
values and Invested heavily untIl his
holdings became large Three years ag J
he left Salt Lake and went to New
York where he has been living since
lIe has many eastern Interests He hs
always been regarded In Snit Lake as a
shrewd investor and not often mistaken
111 his choice of a location
