ADVANCE OF LAKE STREET SECTION LESSON FOR PESSIMISTS DISTRICT MADE GIANT STRIDES Progress of Lake St. Section; Shows What Can Be Done in Other Parts of the Gty Tliere Is a movement in progress !n Lake street that is an excellent lesson fer an army of croakers and a reliving err for the fax seeing and optimistic The writer of this article once had an option offered to him to take lots, in Lake str«?ct at not to exceed 5110 a lot, somewhere between Nineteenth and Twenty-second avenues. Lake street existed or.ly on tße map. There were no avenues except those shown on maps and there was no Presidio walL The cutting through of the street and avenues ca>te in due time and car lines running easf and west through the Richmond district followed. Pacific heights properties were held at hlgti values because tfeey command ed flne views and the same proposition made Xob hill and .'other city eminen ces valuable. Any one could have seen that Lake street views .were superb and that the lay of the land was fine and the Presidio was a perpetually im proving neighbor, and that every-natu ral condition foreshadowed the lots then procurable forgery Email, sums would he worth^ihousands of dollars each. The views of t-ay and ocean and Marin county hilis were there; Lake street was between two or the greatest larked areas in the world; and' the district had sunshine, fresh air and agreeable climate. \O DEMAND THEX Yet, and ail the whole lesson as ap plicable to S-an Francisco is based on this — the- demand for Lake street properties was practically nil t for a long while. The Presidio heights dis trict had cot been built up. The west ern boundary of the fine residence sec tion that skirted the north shore of San Fraccisco ended somewhere about Scott street." Every one now sees the Presidio heights naturally form" an ex tension westward of Pacific height*, and that Lake street and the Pre sidio wall section generally carry the earae characteristic conditions out to the Bakers beach region, ana that the charms of scenery. po***essed at one end of this extended line of bay shore Territory exist all the way out. Undoubtedly every one could have seen :t then, but very few would. The sett'.ement was £!ow for a time. Lots advanced to a few hundred dollars each and then, to thousands of dol lars each, and now they are eagerly sci'ught for at top figures. . Now the property owners, have ral lied to do large things in 'their "own behalf. They have not only availed th*-ni£elves of ordinary conditions to make their home's pleasing, but in ad dition they have set on foot and have nearly completed a series of street works that have given an unsurpass able roadway for many blocks Jn Lsike street, smooth . and well laid bitumen pavements. The entire re gion * has felt the awakening and a dozen avenues have also been improved with fine pavements and sidewalks, and it is a pleasure to walk through the district. -■-*--■; In the course" of time Lake street has been given two inclosed residence parks of large 'extent,* one "near the eastern ends and one at the western end of the thoroughfare. Costly gate ways, large lots, carefully 'graded slopes, building restrictions that ef fectually prevent the entrance of ob jectionable features' or the erection of iow class structures, and splendid and easily accessible building sites have brought permanency of elegance and 3n*-uranee of time long prosperity to Lake street, on the scenic side at least. The word "scenic"* .is the key to tbe entire matter. Lake street will be the home of well to do v intelligent and reSntil people, who "desire fine sur roundings for their homes as long as San FVancisco stands. SAME IX OTHER M2CTIOXS Why can not this increase of values and permanency of values be repeated in quite a number of other parts of San Francisco? Scenery and accessi bility and building restrictions can do the same sort of thing over and over. There are thousands of people in San Francisco, unquestionably, who do not see how the numerous hill sites repeat advantages that have been of great im portance Sn the enhancement , of real e*tate values in older San Francisco. Yet there are thousands of home sites in the newer sections of the' western parts of the city where the oceafl or the *»ay or both may be viewed from residences all day long. There are many acres of land that face southwest, many acres that have a northerly frontage, and even more acres- that, look gtraigfet out into the Pacific ocean from high hills. There is no view afforded in any neighboring" city that can compare with these Fan Francisco vistas either in multitude or in breadth of scope and splendor. Just a* certainly as other marine view, sections have ad vanced in value will these also. The thoughtful attention of those who are interested in the rapid growth of San Francesco . may be di rected, and not unprofitably. to the lesson that this whole article con tains.. The lesson is one of optimism, and it is necessary tp observe only a very few common . sense rules to ac certala that there are great r opportu nities to make money br good invest ments in San Francisco realty. Occasionally the example of one man is ' pointed out. in the real" estate market, to illustrate how certainly money is made in real estate; . At this Time all of improved Richmond, all of improved Sunset, Pacific heights and Presidio heights, as an entirety, are competent witnesses, and counselors to the -timid and. to the pessimistic REAL.* ESTATE TIHXSACTIOXS \«niy* Write aad wife t» Tnaeoi* ttrxeU Vrt id JT** »i=* of Itevere arcane, 150 SC of Keith «reet. ' j The attention of the resident and ! also that of the chance sojourner in San Francisco is Invittd to the fore going; ennmeration of prominent street corners in this city, because, larsa boildiv^s are. under construction on every one of the comers mentioned •with the exception of one, f and on that one. Polk and Turk streets, a struc ture to cost at least $250,000 will be erected this year for the German House associathjn. The plans have been tlrawn and other steps taken that naks it certain that the structure will soon be uiKlej- -way. This is less than four yeari" from the time -when all these corners were swept bare by the .fiaraea. Tbe y* will soon be covered by hish class improvement that will In the agrgrresrate represent a valuation, with land included, of not less than 16.000,000. Possibly that will not fail to appeal either to local pride or to the outside capitalist who watches local, progress as a sort of anancial barometer worth* consulting. Included in the somewhat striking array are only two buildings for pub lic use, that are being 1 constructed with public funds. The two are the hall of justice and the /new custom house. Every other one Is financed by private capital and is devised for business uses, -with but two exceptions, the German House Association building' and the OdJ Fellows* building, which are for private uses mainly. The significant fact pertaining: to a great part of the entire line of im prox-ercents is > that the owners of the lands and buildings will not occupy them personally.. The lot? were owned practically by the same persons before the preat fire as now. They always had confldence in the permanency ' of values in San Francisco corners. They are now building with an assurance of long-time leases that will yield hand some income?. There are many other larffe buildlns? Improvements in progress in the city, so numerous, in fact, that it is not easy to enumerate them. ■ »- * ■ In the buildings under way at the corners are three splendid hank struc tures — the Union trust company, the : San Francisco savings union and the Anglo and London-Paris national bank, i They haVe special value in pointing" out popular appreciation of local real es tate values, because they are owned and improved by the most conserva tive financiers on the Pacific coast, the San Francisco bankers.- Among the business structures are several of very high class. One of these is the 10 story class A Xewhall building in California street at Battecy. Diagonally opposite a large structure of , high class is in progress for Ger trude Saunders. In lower Market street there ia much building activity. Foun dations have been laid deep for larga structures at three corners. Pile driv ers have been sinking for weeks, and their puQngs and poundings have been, at the rate of about $20 for each pile driven and cut off for use. The Mac donough estate company. Charles Hol brook and Mrs. Margaret ' Enright are builders in that neighborhood. The ag gregate cost of . laad and improve ments involved in therr operations runs Into large figures. 17
