Oct. 14.— -One* of the most important evidences of the flourishing rondltiont of Oakland real estate is found In the present frontage and acre age valuations throughout the city and outskirts/ which when compared to the of previous years, bear indis putable testimony of the wonderful Strides the community is making through improvements of wide extent °P all sides. That this healthy condi- V^oxi and the upward trend of prices will continue is proven by the vast amount of money that is being invested in different realty ventures by optimists who have faith in the return of a large ly incroased principal and big addi tional interest on the original capital expended. BIG RE.YTAL SECURED More recent transactions show that property in Broadway from Eleventh to Fourteenth streets is held by owners at a value per front foot of $4,800 up ward. As a bas*» upon which to rest these figures may be cited the lease Riven to Bert and William Bercovitch by Edson F. Adams, John Charles Adams and Thomas Prather on the en tire building at the northwest corner of Twelfth street and Broadway, for merly occupied by the defunct Union National bank. ' The terms of the lease cover a period i of fifteen years at a gross rental of 1340.000. or a monthly rental of 52,000. The property has a frontage of 56 feet in Broadway and 100 feet in Twelfth street". On a valuation of $100,000 the site as a leasehold would yield 6 per cent, or 10 per cent on 1240,000. But the lessees, according to the contract must modernize the entire structure, which will cost in the neighborhood of $40,000, and the property reverts back to the lessors at the expiration of the term including improvements. . Transactions in 'Washington between Twelfth and Thirteenth streets shdw a front foot value of $3,000. The corre sponding location in Franklin street shows a front foot value of $2,000, and prices throughout the entire business *isr.ter of the city, as well as the retail and warehouse districts, show propor tionately healthy figures. The came mutt be said of the outlying districts. Land in the annexed territory that could in previous years have been bought for a song has now been sub divided and is being sold for between $2,000 and $5,000 an acre, according to locality. STRONG DEMAND FOR HOMES The demand for modern homes and apartment houses continues fctrong. A four story structure is to be built by the Laconla company near the Oakland hotel la Thirteenth street. It will be a four story apartment house with' 80 rooms, and' will cost c nearly $60,000. .1. C. "Wilson, & San Francisco broker, has purchased the Ann&ton apartments at Twenty-second and Webster streets, involving an Investment of $96,000. with contemplated modern improvements. More than $45,000 was invested during the week in private dwelling ventures. Most of this was in; the First and Sev enth wards', showing that the outside district is keeping pace with the growth of the central section.
