Vestor, Calumet District, U. S. A. Dear Sir: Hammond, Indiana, June 15, 1918. In reply to your request for information regarding the real estate, situation in Maywood, particularly as to business property, I beg leave to state that ten per cent of the 400 lots we have in the immediate vicinity of the Standard Steel Car plant are re stricted to business property. The other 300 lots are restricted to residences. Of the forty lots that are available for business purposes twenty-three have already been sold. This includes all of the corners excepting one. And this leaves only seventeen business lots. When these seventeen lots are sold there will not be a business lot available on Columbia avenue in front of the Standard Steel Car plant, the other side of the street being restricted to residences. You can imagine the demand there is for this property when you see twenty three business lots snapped up in a few days. You may also judge the insistence of that demand when one of our customers buys a comer for $660 for 33 feet and sells it for $1,000.00 within two weeks and the purchaser is in turn offered $1,200.00 for his bargain within twenty-four hours after he buys it. This is nearly 100 per cent increase within one month in spite of the fact that we still have seventeen Columbia avenue lots on the market. When these seventeen lots are gone there is no telling where the price will go to. Of course this demand would not exist if a man could build stores in residen tial districts the way they do in East Hammond, but we have always believed in the orderly development of our subdivisions with the result that people have come to know that our restrictions MEAN SOMETHING. ' i When you stop to think that for a whole half mile between Columbia and Calu met avenues there will be a populous district in which there can not be a single store, a district as large as the City of Crown Point, you can begin to see how restricting subdivisions helps business property. There is no camouflage about this Maywood proposition. You may judge this by the fact that our best customers are those who know most of what is being done by the United States government to make the Standard one of the largest ordnance plants in the world. What more could you want than to have the U"nited States Government in vesting millions of dollars in permanent improvements to the plant of the Standard Steel Car Co. and then appropriating $500,000.00 to the community at large; with which tn provide homes for the thousands of workingmen who are being hired at the rate of 600 a week right now. Don't lose sight of the fact that the Maywood addition is the most available place in the whole City of Hammond for home building. And houses built that close to the ordnance plant would be sure to receive favorable consideration for government loans. These are to be made on the basis of 75 per cent of the actual cost of the land and building and are to bear five and one-half per cent interest and run for ten years. Come in and let us tell you all about this Maywood proposition. It is the greatest real estate offer that is being made in the entire Calumet District today.
