Tire spirit of op timismr which has pervaded the trades since the beginning of the year received a tremendous boost with the favorable report on the port project. Three or four times the amount of building for this year against that of last year is the forecast of heads of the Eagle Pass Lumber oompanv. “Building is certain to go to three times that of 1929," officials of the company say, "and Indications are, from the amount of work now being planned, that it will go to four times that." Managers of the Guarantee Elec tric company also are looking for ward to a big year. "The port proposition is a big stimulus,’' they say, "and we are expecting a great deal of develop ment, even with this big project still in the future. We are hop ing for its early realization, and when that comes, the effect will be far greater, naturally.’’ Early construction work on the deep water project is certain to mean the spending of much of the money here, Gordon Street, presi dent of the Rio Grande Valley Trust company, says. This com pany, which is much interested in the financing of home ownership, has been working since its organi zation nearly a year ago to promote building of residences in Browns ville, and Street is forecasting great activity in this line. "There will be at least 50 men with families who will be needing houses as soon as actual work on the project begins. With condi tions as they are at present, the greater number of these must be built. Then, of course, there will be others needing lodginga, so it Is evident that residential building will be affected, as well as commer cial. "Brownsville has been a little be hind most Valley towns in growth during the past 7 years. In that time, 14 of the towns have shown an increase of 210 per cent, or 30 per cent per year. Brownsville, being one of the older towns, has shown slower growth than the oth ers, but with the promise of the port it should show a rapid In crease. "Still another effect, the Valley is now’ handling about 400 cars of freight per day. With the port, at least-two thirds of the entire freight movement will pass through here, including any other trade which may have developed by that time.’ The same attitude of optimism is expressed by most other builders. "We are busy working on our Los Ebanos addition all the time,” says A. D. Dickinson, Jr., of James Dickinson company. "With the growth of the city we are anticipat ing a growing demand for homes in the better residential sections, and we are preparing to meet this de mand. Several new homes in our addition are already being plan ned.' Jones Builds House Proctor and Dudley are contrac tors on a five-room brick veneer residence being built by Mrs. W. R. Jont.;. The house is of English architectural style, with sheetrock interior finish, oak floors. A garage is also being built in conjunction. The location is on West Levee be l tween Twelfth and Thirteenth. Five-Room Houses Prove Most Popular Residences of the five-room size are by far the most popular type, It would appear from the building permits Issued in Brownsville dur ing the month of January. Practically all residence permits issued in this time have been for this style of house, which Is suit able for the small family. The greater number of these now being built are of frame construction, with sheetrock interior finish, and garage attached. The frame struc ture Is more inexpensive, and is used a great deal for rental pur poses, houses of this size and type being adapted to the income and needs of small families, particular ly young couple* who prefer separ ate houses to the apartment unit. Permits for six or seven of these structures were let in January. For a more permanent type of house, built either for a higher rental or ~y a family for a home, the br*;k, brick veneer, and hollow tile and stucco varieties are well liked, and a number of these are now under construction. Larger Contractors Interested in Port Interest in the Brownsville deep water port proposition is already [ being shown by the larger con tractors who handle this type of , work. W. F. Ulen, of the firm of Ulen and Company. New York, was a visitor in this section shortly be fore the favorable report on the project in Washington. He was here to look over the ground and get an idea of conditions. The Ulen company is one of the largest * contracting firms in the world, and will probably bid on the local pro i 1**. The com position of the exterior demands a chimney at this point for balance, but. being a small house, the plan demands the space that would be occupied by a fireplace to be used to serve a more useful purpose. The chimney therefore is not the topping out of a fireplace, as may be supposed, but is merely a deo orattve feature. This house Is only 34 feet wide, has a concrete foundation, stucco and clapboard exterior, steel case* ment sash, stained wood shingles, hardwood floors, colored bathroom fixtures, tile floor In bath, and warm air heat. The estimated cost of this house Is between 35,000 and 36,500, ex elusive of heating and plumbing.
