Loca Building And Real Estate News of the Week Brownsville lumber companies have been swamped the past four days with orders for glass and roofing material from McAllen fol lowing the hailstorm which swept that locality Thursday. Frontier Lumber company shipped a car of roofing there Friday. Before 11 o'clock Friday morning they had loaded 168 boxes of glass to be sent to McAllen. It is believed that it will be some thing like two or three weeks be fore the repairing will be com- • pleted in the upper Valley town. Labor of the type necessary for re pairing the damage is scarce and til workers have been swamped with orders they could not attend to. 3 Cara Ordered Frontier has ordered three cars of roofing to take care of the many McAllen orders. The shipment is expected to arrive about Friday. Another big building event of the week has been the enlarging of the lard mill of Ramon Gonzalez in Matamoros. Frontier loaded a car of material Saturday to be sent to Matamoros for the work. Most of the carload was iron and lumber. Mr. Gonzales has been running the plant, making a byproduct of cot ton seed, for more than a year. * Heavier orders from the interior of the republic called for the addi tion to the plant. E. G. Holliday is building a &Lx room house for M. Hunter in Vic toria Heights. Henderson Home Barnes and Kemmy are complet ing a residence for C. C. Hender eon. The Grevburg filling station be ing erected at the junction of the highway and Elizabeth street is nearing completion. Holliday is do ing the work. SET BACK A house that should be set bark from the street is particularly suit able for the builder in a moderate sized community. It can be fitted nicely into a lot about 60 feet wide and 100 deep, al loying for a good-sized yard. Spaciousness is a feature of all six rooms, none of which is charac terized by crowdedness. Gray stone and clanboards are combined to make an attractive ex terior, with the roof in vari-colored wood shingles. The clapboards on the upper exterior are painted white. A dining alcove adds to conven ience in the downstairs plan. Both the dining and living room face the atreet. Cross-ventilation is provided in all three bedrooms, all of which are larger than many chambers in modem homes. The low roof over the front side porch averts any possible monotony in the exterior s front appearance. If the lot is sufficiently deep, plans also might include a separate garage in the rear of the house. Under average labor and mate rial costs, the expense of construc tion is estimated between $10,000 and $12,000, varying in different sections. SPANISH Spanish architecture la employed to give a sizeable house a design that is especially popular in the south and west. A lot from 50 to 80 feet wide and 100 feet deep is most suitable to allow for an appropriate setting. Colorful appearance Is achieved with a red tile roof combined with a lower exterior of cream-colored stucco. Woodwork trimmings are In natural weathered gray. Designed for climates where weather allows for outdoor sleep ing. the house provides for a con venient porch for that purpose. An attraction in the living room should be a reading nook adjacent to the book alcove planned for one comer. An arch window allows for ample light there. Three bedrooms and two baths are well ventilated. Landscaping can be arranged to conform with the style of the house Itself. Considering costs of material and labor in different sections, it is es timated construction costs would range between $9 000 and $11,000 in most places, although variations will depend on exact materials chosen. COLONIAL A house designed for those build ers who desire colonial characteris tics combined with modem conven iences is desirable. It is particularly suitable for a corner lot with a frorttage of not less than 50 nor more than 75 feet. The square design has been util ized to provide conveniences for a fairly large family. Each of the four bedrooms is on & corner with cross ventilation a feature of all. This arrangement is made possible by the side stairs. There is ample closet space, in ad dition to a sizeable hall upstairs. A sequestered side porch adds to the attractiveness of the downstairs ^Arrangement. The kitchen is in tentionally secluded, opening only into the dining room. If the dining room faces east, to catch the morning sun. the house has added cheerfulness. If the lot is sufficiently wide, a garden may be built so the living room will look out on it. The garage in connection natur ally calls for a short road to toe street. The exterior is of brick on the first floor, with white clapboards on the second. The roof may be of vari-colored shingles if desired. Taking labor and material costa into consideration .estimates on thia house range from $8,000 to $10,000. Costs ordinarily will run somewhat less in smaller communities. NARROW LOT It Is difficult to plan a house for a narrow lot. But a house which fita a narrow flimtage will usually look as well on larger space. Exceptional lighting arrangement* are offered by a dining room and living room each of which has win dows on three sides. A distinct appearance is achieved with low roof lines as well as a uni que entrance design. Red brick is used for the exterior, although the builder may attain a different effect by white-washing it if he so desires. The upstairs hallway leads to 3 bedrooms, two baths and an extra dressing room. These have been eco nomically fitted into the available space, m addition to several closets. Convenient hallways are featured in the downstairs. The large living room leads to a side or rear porch. On the basis of average wage and material costs in various sections of the country it is estimated this house could be built for $8,000 or 1 $10,000. i Th^froftt T*wch Is a feature of this house and 1b thought to be a ▼err successful solution of the garage problem. Hardwood floors, steel casement rash, equirped with rolling screens, tile bath, warm-air heat, basement under the entire house with the usual cement floor and utility fea tures. are some of the items to be found within.
