The land will be offered in units of one quarter section each, or such portion of the quarter section as the State may own. No state land can be sold for less than the appraised price. The purchaser, may at his option, pay all cash, or 15 per cent cash, and the bal ance in 20 equal annual payments with interest at the rate of five per cent per annum. All lands under lease are sold subject to the rights of the lessee, and the conditions of the lease. Possession will be given the purchaser Jan. 1st, 1915, or if the lease expires prior to that date, possession will be given at the termin ation of the lease, provided settlement is made with the lessee for his improve ments, if any, upon the land, as provid ed in Chapter 147 Session Laws 1909. Agreement between the lessee and the purchaser providing for an earlier occu pation may be entered into but the rent als will be collected from the lessee up to Jan. 1st, 1915. Lands not under lease, if not sold, will immediately be offered for lease -to the highest bidder. Deduc tion* have been made in the area of any tract for reservoir sites, or for right of ways for any purpose sold by the State, but no deductions will be made for ease ments granted for public roads or other purposes for which the State received no compensation as such Easements re vert to the purchaser in case of abandon ment. The State reserves the riçht and title to all coal, oil and gas in said land and the right to enter thereon to pros pect and mine same.
