San Antonio’s Progress
The great growth of San Antonio and the territory which supports
it, has been the compelling cause of the advance in local real estate
values during the past several years. The increase in real estate
values has only followed the development of the city; it has not,
as in some other cities, anticipated its growth. The things already
done in the way of material progress, and the absolute assurance of
greater achievements to come, are a guarantee to the investor in
San Antonio realty at this time. He who buys now is only following
in the wake of city progress; he is not speculatingon possibilities—he
is safely investing.
Chain of Houston Street Improvements
THE GIBBS OFFICE BUILDING.—An eight story steel frame;
one of the finest office buildings in the South; will be completed within
the next month, on the corner of Houston Street and Avenue “D”.
THE GUNTER HOTEL.—One of the most modern and best
equipped in the Southwest. An eight-story steel, modern fire proof
building, with .311 rooms, planned to meet every modern requirement
of comfort. This development is one of San Antonio’s strongest assets.
THE ST. ANTHONY HOTEL AND ANNEX.—OnIy one-half block
from Houston street. An eight story modern, fire proof building. One
of the largest hotels in the South. No other southern city of one bun
dred thousand people can boast of two hotels as large and modern and
up to-date in every respect as the Gunter and St. Anthony.
THE CLOWER BUILDING.—A ten-story, fire proof commercial
building, being erected on the corner of Houston street and "Main ave
aue. It marks the extension of the retail trade on Houston street.
HOUSTON STREET PAVING.—The paving on Houston street is
noiseless and easy to drive on. and it is considered to be one of the
best paved streets in the country.
FOLLOW THE CROWD.—This is an accepted real estate adage and
can be applied literally to Houston street, as well as figuratively. The
greatest number of pedestrians in San Antonio are on that street. Con
sequently the highest values are also there.
STREET RAILWAY SYSTEM. —Every street car in San Antonio
traverses Houston street. About 25.000 people daily are transported
on the car lines on this street. There is no better way of advertising
than being where so many people are transported.
A FEW CHOICE INVESTMENTS ON HOUSTON STREET—Two
properties not to be advertised, that I can sell at figures that will make
you money within the next few months. The tall buildings, street cars,
and the pedestrians guarantee a profit on such property.
Near the Gibbs Building
A beautiful corner near the Gibbs building and postoffice, 116x141
feet, in one of the rapidly developing central localities, admirably sit
uated for a family hotel, apartment house, clubhouse or theatre. It
also has a good speculative margin, as surrounding developments are
certain to enhance its value. It is a good proposition at $.354 per front
foot.
MAKE AN OFFER.-—An industrial site, nearly an acre in area,
opposite the Lone Star Brewery. I am instructed by non resident
owner to sell the property. Here is a chance to make some money.
Improved Property on Main Avenue
77 FEET FRONTAGE, with a two-story building that is paying
a good income. This is a choice investment at $13,000.
CHEAP HOME ON SAN PEDRO AVENUE.—Eight room modern
residence, with numerous outbuildings, fine shade trees, large lawn, one
of the best corners on San Pedro avenue: has a frontage of 115 feet
by a depth of 165 feet. The house has been recently put in first class
condition, painted, papered and generally repaired. Has two large, nice
bath rooms, with porcelain tubs, and is the best bargain on the market
at $BOOO.
CORNERS ON LAUREL HEIGHTS.—I 33 feet frontage, across the
street from the Koehler mansion, on which I can make a reasonable
price, less than anything that is held for in the vicinity. A non-resi
dent owner writes me to sell. Price and terms given on application.
One of the highest and sightliest locations on Laurel Heights; a
corner on Main avenue with 68 feet frontage. Price $2250.

The week just past has been a busy one on Beacon Hill.
Sales made in popular tract mean more good homes for
San Antonio people. Go out this afternoon and count the
new houses under construction.
Material is on the ground to start construction on Charles
T. Fincham's elegant residence on Mistletoe avenue. Look
at the artist's sketch in our window at 224 E. Houston St.
The palatial home for Mr. Emmet B. Cocke is well under
and will most attractive in appearance. The ex
terior will be grey brick with white stone trimmings. The
large front gallery is colonial in design. See the picture
in our office window.
rfayden Smith’s bungalow cottage is rapidly nearing com
pletion on Magnolia avenue. It will be a beautiful home
and is very attractively designed. The interior will be fin
ished in Acme cement.
- Fronting south on Craig Place, corner of Michigan avenue,
Fred J. Scudder’s swell two-storv home is going up rapidly.
The interior plastered walls in the most up-to-date colorings
and the expansive galleries are particularly pleasing in effect.
The special election to vote sewer bonds for Beacon Hill
will be held on August 10th at Dr. Marshall’s drug store,
501 Fredericksburg boulevard. A canvass of the district
indicates the bonds will carry by practically a solid vote.
Woodlawn avenue will soon be a splendid boulevard from
Laurel Heights to Beacon Hill. The grading is completed
to the I. A G. N. right of way, at which point the city has
by resolution ordered a subway constructed.
Mr. A. N. Ivancich has made hia second purchase in
Beacon Hill and now has a frontage of 200 feet on Wood
। lawn avenue. He expects to begin building as soon as he
returns from his summer outing.
By the way—why don't you buy and build on Beacon
Hill! It’s the prettiest suburban tract the city has and is
! becoming a district of handsome homes. Prices in reach of
all—slso to $lOOO, but will be advanced soon.
