Was I right in re fusing to pay for this revenue?—O. W. O. Yes. POSTAL LAWS What is the United States law govern ing orders by mail?—E. E. There are no laws governing such sales. The postal laws and regula tions, however, deny the privilege of mailing to persons engaged in fraudu lent enterprises. INSURANCE A party had some buildings and live stock insured last spring, and first pay* ment, one-half of premium, came due six months later. SECOND MORTGAGE 1. Is a second mortgage on a homestead legal, or of any value, without the wife's signature? 2. POST-DATED DEEDS I have a family of nine children and have some property which I desire to dis pose of to two of my children after my death, but do not want a will. 1. Can I make a post-dated deed to hold good after the death of my wife and myself? 2. Does there have to be two post-dated deeds, one for each of them, in dividing the prop erty?—C. D. 1. and 2. Deeds are sometimes used for this purpose. They are placed in escrow with the bank to gether with instructions to deliver after the death of the maker. They are, in reality, wills, and for that reason I would advise that you make a will naming each child in the will. Your wife should do the same. Notify the party that you will hold him liable for any injuries that stock may sustain by reason of the open well. If he does not repair, •when stock is injured, you can recover the value of the stock. 2. The chil dren of the first wife have an interest in the property. This interest may be defeated by selling and disposing of the property or by executing a will. 3. The husband has no right to sell the separate property of the wife. She can, by court action, prevent any such sales.
