Cravton. Officer in Charge of the VA Office. ] New Bern. Cravton said World War II vet erans should not sell their prop erty without making certain that their interests are protected. The best way to do that, he says, is to have the purchaser pay cash or ar range a loan in his own name. He pointed out that property is more easily sold with the favorable 4 per cent GI mortgage remaining in ef fect—a factor that should influence : the selling price. However, a vet eran selling his property with the ' G. J. Loan intact runs the risk o" later having to pay all or part of [ the debt resulting from a default by the new owner. Should the new owner of the j property fail to keep up the mort gage payments, the holder of the ! C. I mortgage can foreclose. When : the proceeds of the sale resulting from the foreclosure do no cover the amount of the G I loan out standing the difference may remain j a debt against the veteran. The VA ; has to pay the holder of the mort- j gage for the guaranteed portion ol i the debt The veteran will then owe j the government the net amount oi that payment,, plus insterest. '■ In many areas throughout th( country, foreclosures may take place without notice being given di rectly to the original veteran-bor ' rower 'for example, foreclosure b> publication) even though the veter an remains liable for the debt. For this reason, the veteran is urged to keep the holder of the Gl mort : gage and the Veterans Administra tion advised of any change of his ; address. Me should also request the lender to notify him if the new owner defaults. VA. when notified of property sales and of any change of address, will inform the veteran, when it learns that the loan is in serious default or in danger oi 1 foreclosure.
