The land which will be sold at Public Auction, described below, is located in that beau
tiful, rich valley along the foot-hills east ot the "Coteaus" on the old Trail mid-way be
tween Sisseton and Vehlen. This Valley is really a continuation of the famous Red
River Valley, only better.
The described land is about 11 miles from Sisseton, 7 miles from the Hustling town
of Claire City, about 5 miles from Dahlberg's Station, 11 miles from Vehlen and 12
miles from Lake City, the coming summer resort of the Northwest.
In a very desirable Neighborhood of mixed Nationalities, with a good school and
churches of different denominations close by.
The climate in this immediate locality is milder than other localities in this part of
the state as the harsh Northwest winds are timpered by the "Coteaus" on the west
with its thickly timbered gulches.
The soil is a rich black loam with a clay subsoil very productive. This land is water
ed by a beautiful stream of water passing through the northwest part and north edge
known as the Little Minnesota River, having its source at the famous "Big Spring" in
the Hills a few miles above the land never known to have gone dry. The different

The improvements on this Tract consist of 80 acres under plow, a small grove and the
remainder fenced pasture and buildings consisting of a five room two story dwelling
house 12x28 with lean-to 12x16, a barn 26x30 12ft posts, a large hog house and hog
yard, a large chicken house, cattle shed 30x70, 3 graneries with a capacity of 5000
bushels, machine shed and automobile garage, a good well of pure water, a stream of
water running through the NW corner of this land never known to have gone dry.

"80 acre Tract" The E 1-2 of the NW 1-4 of sec. 21, twp. 127, range 52. The im
provements on this Tract consist of 70 acres under plow, the balance hay land. Can
be all broken. This tract is quite level, no waste land, the soil is a rich deep black
loam in very good condition.
A NICE PIECE OF LAND "40 acre Tract" The NE 1-4 of the NW 1-4 of section
26, Twp. 127, Range 52. The improvements on this tract consist of 15 acres under
plow. The balance is used for hay land a good crop of upland hay being cut from it
each year. This land is exceedingly rich. This tract would make an ideal Truck
Farm. Can be all broken.
